Process for pre-approved accessory dwelling (ADU) design
The design is pre-approved for permitting in the local area like the Raleigh Fast-Track Program
1) Attune meets with you on the phone to understand your needs and specifications for your new dwelling.
2) Attune calculates an estimate based on existing cost information. (1 week or less)
2) Attune visits your build site and does layout of the dwelling.
4) Attune creates the final price quote. We agree on terms and sign the construction contract. Owner pays deposit (1 week or less)
5) Attune manages the permitting process (2-4 weeks)

6) Start construction
Process for Custom Home with Completed Design and Own Land
In this case you already have a completed design that fits the land you own.
1) Attune meets with you to understand your needs and specifications for your new home.
2) Attune calculates an estimate based on existing cost information
3) If an exact quote is required, at this point, Attune requests a partially refundable preconstruction deposit of $1 - $3 per square foot.
4) Attune creates the final price quote. We agree on terms and sign the construction contract.
5) Obtain financing
6) Get permit and start construction
Process without Design or Land
In this case you need a home designed, or to find land, or adjust an existing design to your land.
1) Attune meets with you to understand your needs and specifications for your new home
2) Attune calculates an estimate based on existing cost information
3) Attune will conduct a preliminary land evaluation and visit one property with you for free.
4) Attune will recommend architects and designers from our network
5) If you want Attune Homes to work with the design team and/or to conduct land due diligence, at this point, Attune requests a partially refundable preconstruction deposit of between $2 - $4 per square foot for performing the agreed-upon items listed below in Scope of Work.
6) Attune evaluates potential lots and works with the design team to come up with the final plan
7) Attune creates the final price quote. We agree on terms and sign the construction contract
8) Obtain financing
9) Get permit and start construction
Land Due Diligence Scope of Work
Zoning - Consult with public records, zoning officials, architects to help determine:
Minimum lot size
Allowable structures
Required setbacks
Flood zones or protected streams and required setbacks
Water
Verify if well or MSW tap is needed
Evaluate viability of well from consulting with well drillers and neighbors
Apply for well permit
Sewage
Obtain public septic records for property and neighbors
Perform preliminary site evaluation
Create site plan and apply for Site Improvement Permit
Consult with soil scientists
Electric
Determine means and rough cost to supply property with power
Survey
Coordinate with surveyor to mark property lines and/or create a new survey
Buildability
Review topographical maps and conduct preliminary on-site survey to determine construction options
Consult with soil scientist and engineer to determine soil suitability for building

Create preliminary site plan
Create site plan for septic Site Improvement Permit
Design/Build Scope of Work
Guide plan development from buildability, cost, and performance perspectives
